Should You Buy a Home for Your USU Student Instead of Renting?

by Lisa Barr

If your son or daughter is heading to Utah State University, you're probably bracing for four (or more) years of rent checks. Here's a question more Cache Valley parents are asking: what if that money built equity instead?

The math parents are running

Rent near campus adds up fast, and every dollar of it is gone when your student graduates. When you buy a condo, townhome or small house near USU, your monthly payment goes partly toward a home you own. If your student brings in roommates, their rent can help cover the mortgage.

When graduation comes, you have options: sell the home, keep it as a rental, or hand it down to a younger sibling headed to Logan.

What to think about before you buy

  • Location matters. Homes within walking or biking distance of campus are easier to rent and resell.
  • Know the occupancy rules. Logan has rules on how many unrelated people can live in a home, and they vary by zone. Check them before you count on roommate rent.
  • Financing is different. Depending on how the home is used, your lender may treat it as a second home or an investment property, which changes the down payment and rate.
  • HOA rules. Many condo and townhome communities limit or restrict rentals. Read the CC&Rs before you make an offer.
  • Have an exit plan. Decide upfront whether you plan to sell at graduation or hold it long-term.

Is it right for your family?

Buying for a student isn't a fit for everyone, but for many families it turns four years of rent into a real asset. The key is picking the right property and the right loan from the start.

I've spent 19+ years in real estate and finance, and I help parents run the numbers before they ever tour a home. Reach out and let's see if buying near USU makes sense for your family.
